The power of attorney is where overseas deals are won or lost. Done right, it is a precise, revocable instrument that lets a trusted person sign one transaction for you. Done wrong — general, vague, granted to the wrong person — it is the single document behind most overseas-Pakistani property horror stories.

Route A — the classic embassy route

  1. Draft a special POA naming the attorney, the society, the plot (or the ballot application), and the exact powers: negotiate, pay from documented funds, sign transfer papers. Nothing more.
  2. Attest at your Pakistani mission — High Commission or consulate. Both you and the document are verified; take your NICOP and passport.
  3. MOFA verification in Pakistan. The attested POA is presented for verification at the Ministry of Foreign Affairs — missions' guidance points to doing this within about 120 days of attestation.
  4. Society acceptance. Bahria Town and DHA offices accept the MOFA-verified POA; your attorney can then act exactly as named.

Route B — the NADRA online POA (the 2026 way)

NADRA's online service at poa.nadra.gov.pk lets you execute the POA remotely: apply online, verify biometrically, and receive digital embassy attestation — no consulate queue, no travel. For most clients in the UK, US and Gulf this is now the default route, and the reason a transfer that once needed a flight now needs a webcam.

The clauses that protect you

  • Specificity: one plot / one application, named by number where possible.
  • Payment channel: money moves from your account (RDA), never through the attorney's.
  • No sale powers: a buying POA should not include powers to sell or mortgage.
  • Revocation: revoke in writing after the transfer completes. Routine, not paranoia.

The questions that matter

A general POA hands broad authority over your affairs — never sign one for a property deal. A special POA names one transaction: the plot, the society, and exactly what the attorney may do (bid, pay, sign transfer). If a dealer asks for a general POA, walk away.

Not any more. NADRA's online POA service (poa.nadra.gov.pk) lets you execute a POA remotely with biometric verification — the embassy attests it digitally. The classic embassy-counter route still works if you prefer paper. Either way, the document is verified by MOFA in Pakistan before any society office accepts it.

For the MOFA re-attestation step, missions' guidance points to presenting the POA in Pakistan within about 120 days of attestation — so don't execute it months before you intend to transact. Execute when the deal is real, use it, and revoke it when done.

A close family member you trust, or your lawyer — never the dealer, and never the seller's side. The POA should let them sign and pay for the named transaction only. We work alongside your attorney; we never ask to be it. That separation is your protection.
