The official schedule with its real effective dates — transfer, possession, utility connection, urgent-transfer premium, and the maintenance number nobody updates.
This page exists because the answer is scattered: the official schedule lives on an old
.php page, half the figures circulating on YouTube are outdated, and the maintenance number most
sites quote is from 2019. Below is the official schedule as re-checked on 23 August 2026 — with its effective dates shown,
and with the one number that is genuinely stale flagged instead of repeated.

The maintenance-charge truth
Ask three sources what maintenance costs and you get three answers. Here they are, dated, so you can judge:
- The official schedule page: “Rs 2,000/month, applicable from June 2019” — that line has not been revised on the page since. Treat it as a floor, not a bill.
- A documented resident bill (Nov 2023): about Rs 5,453/month for a constructed 5 Marla house — base maintenance plus LPG supply, security and waste-management add-ons. The most concrete figure publicly available, though itself now dated.
- 2026 reality: expect a built house's monthly bill to sit meaningfully above the official Rs 2,000 line. Vacant plots are billed differently from built homes. Confirm your exact liability on the official Bahria Enclave billing portal — and when you buy, make the seller's paid-up bills part of the NDC check.

The numbers, straight
Per the official schedule (effective 17 Oct 2022, still the published rates when re-checked on 23 August 2026): Rs 73,200 for 5 Marla, Rs 106,920 for 8 Marla, Rs 147,450 for 10 Marla, Rs 248,700 for 1 Kanal and Rs 304,920 for 2 Kanal. Urgent transfer costs 50% extra. These are society fees — government taxes (§236K, stamp duty) are separate and on top.
Residential possession charges (effective 4 Oct 2022): Rs 108,000 (5M), Rs 129,600 (8M), Rs 151,200 (10M), Rs 237,600 (1K), Rs 280,800 (2K), Rs 388,800 (4K). Utility connection is billed separately — Rs 117,000 for 5 Marla and Rs 408,000 for 1 Kanal are the published residential figures; rows for other sizes aren't published, so confirm at the office. Commercial possession runs Rs 576,000 to over Rs 1,000,000.
The honest answer: the official page still carries a Rs 2,000/month line dated June 2019 — stale. The most concrete documented figure is a resident's actual service bill of about Rs 5,453/month for a constructed 5 Marla house (reported Nov 2023), driven by added LPG, security and waste charges. Expect the real 2026 bill for a built house to sit well above the official Rs 2,000 line — check your exact bill on the official billing portal before budgeting, and treat any website's single number (including this one) as an anchor, not gospel.
By market convention the buyer pays the society transfer fee and their own §236K advance tax, while the seller clears dues (NDC) and their §236C.
