Bahria Enclave · Islamabad

The plot market, sector by sector — verified before you pay.

A “Bahria Enclave rate” is meaningless: Sector O and Sector A differ by ten times. I price every deal at sector level, check the legals at plot level, and put the drawbacks in writing. From Islamabad or from overseas — same standard.

A Bahria Enclave plot without boarding a plane

A video walk of the actual plot, the papers checked at the society office before any money moves, and the transfer done on a NADRA-attested power of attorney. Payments go to the society or the seller’s verified account, never to a dealer.

Why buyers stay

I would rather lose a commission than sell you the wrong plot

Sector-level truth, not averages

A 'Bahria Enclave rate' is meaningless — Sector O and Sector A differ by 10×. Every number on this site is sector-wise, dated and sourced.

Verification before token

Litigation, society record, dues and physical plot level — checked and put in writing before you commit a rupee. Especially in the sectors where dealers stay quiet.

Overseas desk that actually works

Video plot visits, NADRA online POA guidance, Roshan Digital Account routing, and the Clause 111AC filer-rate relief most overseas buyers never hear about.

Sixteen sectors, walked

Sector O and Sector A are different markets. We walk the sector before we quote it, so the price you hear is that street's, not a society average.

The risks, in writing

CDA notices, litigation-shadowed pockets, below-road-level plots — the drawbacks go in writing before you buy. Read our guides; we publish the bad news too.

Direct line, no gatekeepers

You deal with Muhammad Hasnain directly — the person who walks the plots — on WhatsApp or call, seven days a week.

The process

Six steps, documented at every one

1

Tell us the brief

One WhatsApp message or call: budget, purpose (build or hold), timeline, and whether you are a filer or overseas. Everything downstream depends on these four facts.

2

Get a written shortlist

Three to five plots that genuinely fit — sector, size, asking price, possession status and the main drawback of each, in writing.

3

Verify before token

Society record matched to the seller, litigation and dues checked, physical level walked (or video-walked for overseas). The verification note comes to you before any money moves.

4

Negotiate & document

We negotiate on the buyer's side of the table. Token receipt, timeline and penalty clause documented — never a verbal deal.

5

Transfer, supervised

NDC obtained, taxes computed at the correct (filer/overseas) rate, transfer executed at the society office with us present. You leave with a clean chain of documents.

6

After the transfer

Possession coordination, construction referrals, resale when the time is right — and a WhatsApp thread that stays open.

Landed-cost calculator

What the plot actually costs

Sticker price plus 2026-27 taxes at the correct filer/overseas rate, plus transfer and processing — one number before you decide.

A Bahria Enclave resale is paid in full at transfer, usually after a token. Instalments, if any, are agreed privately with the seller.

15%

Taxes estimated on the FBR/recorded value at filer & overseas (Clause 111AC) rates: §236K 1.25% + stamp ≈1%. Non-filers pay 10.5–18.5% §236K instead — get on the Active Taxpayer List first. Indicative only.

Questions

Straight answers before you commit

The things buyers actually ask — prices, approvals, sectors, taxes and the overseas process.

Is Bahria Enclave legal?

Sector-wise asking ranges from our 2 September 2026 sweep: 5 Marla runs from PKR 22–55 Lac in early-stage Sector O (verify legals there) up to PKR 95 Lac – 1.35 Crore in in-demand Sector H. 8 Marla roughly PKR 65 Lac – 2.20 Crore, 10 Marla PKR 1.00 – 3.00 Crore, and 1 Kanal PKR 2.20 – 4.85 Crore depending on sector. Zameen's June-2026 index puts the society's average residential plot at about PKR 1.97 Crore. Our Prices page carries the full sector-by-sector table with a last-updated date.

Bahria Enclave holds a CDA-approved layout plan across roughly 12,543 kanal in Zone IV (LOP approved 29 Dec 2020) and a development NOC issued in April 2022. Disclosure: in March 2026 CDA issued a notice alleging development beyond approved boundaries and conversion of some amenity land, and on 25 September 2026 The Nation and Daily Times reported that CDA had directed the sealing of Bahria Town's site and marketing offices at Bahria Enclave over an alleged expansion from the approved 12,543 kanal to more than 18,000. Layout approval is also not plot approval — we verify NOC and litigation status at plot level, in writing, before any token.

It depends on three facts: budget, build timeline, and risk appetite. Building within a year → Sectors A, C, B-1 or G. Best value with verification → Sector N's possession pocket or Sector I. Deepest 5 Marla resale demand → Sector H. Patient capital → K or P. The cheapest ticket, Sector O, carries a litigation history in parts and needs plot-level legal verification before anything else. Our Sectors guide breaks down all sixteen.

Yes — this is a core part of our practice. The modern route: NADRA's online Power of Attorney (poa.nadra.gov.pk) executed without visiting an embassy, funds remitted through a Roshan Digital Account, video plot visits on WhatsApp, and transfer executed by your attorney under our supervision. Overseas NICOP/POC holders also qualify for filer-rate taxes under Clause 111AC even without being filers — a relief most buyers never claim. WhatsApp us the country you are in and we send the steps for it.

For buyers in FY 2026-27: advance tax under §236K at 1.25% flat if you are a filer (non-filers pay 10.5–18.5% — being on the Active Taxpayer List matters enormously), stamp duty of roughly 1% in ICT, plus the society transfer fee — Rs 73,200 to Rs 304,920 in Bahria Enclave by size, per the last published schedule. Taxes are computed on FBR/recorded values, not your negotiated price.

Zameen's index shows prices +8% over the six months to mid-2026 but only +0.5% year-on-year — a dip-and-recovery, not a boom. Tailwinds: the Park Road underpass now reported open to traffic (Sep 2026, after missing its July target), the buyer tax cut to 1.25%, and falling interest rates reviving demand. Risks: CDA's September 2026 order over an alleged expansion beyond the approved 12,543 kanal, the March 2026 CDA notice on the layout, and group-level news around Bahria Town's Karachi projects affecting sentiment. Sector selection matters more than society-level averages — read our 2026 investment guide for the full picture.
